Beachfront Costa Rica

In Costa Rica there are several types of beachfront properties for sale.

Beachfront properties in towns that are popular with tourism, like in Samara or Jaco, are normally reserved for bars and hotels. These properties have high prices and are normally not of any interest for foreign buyers, unless they want to start or take over a bar, restaurant or hotel.
In general, beaches in Costa Rica are public. Unlike other countries where one can encounter private beaches that are closed for the general public, in Costa Rica the beach is public, so beachfront property is also more or less free accessable.
In a town like Jaco, there is beachfront property available that’s part of a flat. Literally hundreds of apartments have there free ocean view and are located relatively close to the ocean. These apartments have no garden. The touch with the beach is most of all visual. These apartments offer no ´feet in the sand´ experience for the buyer, something that is often associated with the pocession of beachfront properties.
In general one can say that beachfront properties have a relatively high price. Also many of these properties are not titled. They are under concession. This is the result of the Maritime Law of Costa Rica. This law says that the first 50 meters of any beach is always public. Its not allowed to build in this zone. The next zone of 150 meters can be concession-property but not titled. Then the owner of this concession has the right to use this property for the concession period (often ten years). The fee for this concession can be relatively high and depends on the municipality where this property is located.
